Peter Rudd, St. Modwen and Mel Ewell, AmeyAMEY SELECTS ST. MODWEN’S QUINTON BUSINESS PARK

St. Modwen has announced that Amey has selected its 16-acre Quinton Business Park scheme in Birmingham for its latest Midlands office requirement.

Situated on the A456, five miles to the west of Birmingham city centre, Quinton Business Park comprises a total of 150,000 sq ft of Grade A office space. St. Modwen has completed the letting of the 10,053 sq ft, two-storey Building Seven to Amey, one of the UK’s leading public services companies. Amey now joins a host of existing occupiers including St. Modwen, Wates, the Highways Agency and Business Link West Midlands.

Amey will use the building to house its Area 9 MAC and TechMac contracts with the Highways Agency. These involve Amey designing, managing, and maintaining the motorways and trunk roads in and around the West Midlands.

Peter Rudd, development surveyor for St. Modwen, said: “As Amey boosts its presence in the Midlands, St. Modwen is buoyed by its decision to secure Building Seven at Quinton Business Park.

This letting demonstrates St. Modwen’s Quinton scheme has become firmly established in the marketplace as a thriving location for business and continues to have a strong appeal. Indeed it has proven to be one of the most successful business parks along the M5 motorway and, in spite of the challenges of the current economic climate and the highly competitive nature of the regional marketplace, only five per cent of the space here now remains.”

Mel Ewell, chief executive of Amey, commented: “Quinton Business Park is perfectly positioned for us to run our Area 9 MAC and TechMac contracts with easy access to the motorway network. Securing this additional office building at Quinton Business Park allows us to further cement our Midlands presence and demonstrate our long-term commitment to the region.”
The announcement comes after Amey has just confirmed it is opening another office in Birmingham city centre. The public services company has selected Colmore Plaza to house its new International Design Hub that will create up to 500 new jobs in the city over the next few years.

Quinton Business Park now has just five per cent of the total space remaining to let or for sale, with 6,000 sq ft and 3,500 sq ft suites available in Building Four. St. Modwen also has planning permission for a further 85,000 sq ft of quality office space across five acres of adjacent land at Quinton Business Park, which in due course could be developed as a headquarters building or across individual buildings to suit occupier demand.

Matt Long from St. Modwen’s appointed agents DTZ, said: “There are several reasons why Quinton Business Park continues to score highly with occupiers, with accessibility being a major factor. Strategically located immediately adjacent to Junction 3 of the M5 is a huge advantage and opens up access to the M6 and M42 motorway networks.

ST MODWEN SECURES FOUR DEALS IN QUICK SUCCESSION AT QUINTON BUSINESS PARK, BIRMINGHAM

St Modwen properties PLC, the UK’s leading regeneration specialist, has completed four deals - comprising a total of 44,000 sq ft - in quick succession at its 18 acre Quinton Business Park, Birmingham.

The latest is the 10,000 sq ft letting to ‘Linpac Allibert’, the world’s foremost provider of customized packaging and materials handling solutions, which has taken a two storey self contained office on a 10 year lease. The company will be moving its sales and marketing, finance and IT departments to the Business Park, along with its supply chain services company Logtek.

John Blaiston, UK finance controller for Linpac, explained that the company, which has a factory in Walsall and in Winsford, Cheshire, acquired a distribution centre in Bromsgrove when it merged with Allibert last year. He comments:
“As part of our re-organisation in the UK, our site in Winsford is being turned into a world class manufacturing site with a distribution centre on an adjoining plot while the Bromsgrove and Walsall facilities are being closed. The Bromsgrove and Walsall businesses support functions, such as customer services and finance are being centralised at Quinton.

“We chose to relocate to Quinton Business Park because it’s location on junction three of the M5 motorway is halfway between Bromsgrove and Walsall which gave employees from either Walsall or Bromsgrove a reasonable potential journey to work and is perfectly situated for easily accessing other areas of the country.”

Centralising our support functions from Walsall and Bromsgrove in this one location in Quinton will also enable simpler communications and ensure a more rapid speed of response for our customers.

Peter Rudd of St Modwen says: “Securing four deals in the last few months proves that even in a challenging financial climate, lettings can be secured if you have the right product in the right location. Of the 150,000 sq ft of office space built to date at Quinton Business Park, just under 20,000 sq ft now remains; a 10,000 sq ft self contained office building and smaller suites totalling circa 9,500 sq ft.” DTZ acted for St Modwen Properties PLC, whilst Linpac was unrepresented.

 

QUINTON BUSINESS PARK NEXT STOP FOR VTG RAIL

VTG Rail is moving on to Quinton Business Park, Birmingham, into the same building that houses St Modwen Properties PLC¹s headquarters. The firm has taken a ten-year lease on 2,605 sq ft on the first floor (at a rent of £17.50 per sq ft).

St Modwen, which is developing the 18-acre business park adjacent to Junction 3 M5, has a further 10,000 sq ft available to lease within the building in a range of smaller office suites.

Peter Rudd of St Modwen said: "Quinton Business Park¹s location and quality design and facilities makes it a sought-after development. Since deciding to divide the building into smaller suites we have received considerablely more interest from a range of occupiers seeking to relocate from Worcester and Birmingham. This is evidenced by solicitors being instructed on a further letting of 3,600 sq ft which should complete shortly."

Five acres remain available for the final speculative phase of the development.

 

TRAFFICLINK INTO QUINTON BUSINESS PARK
Trafficlink is the latest occupier to sign-up on St Modwen¹s 18-acre Quinton Business Park, Birmingham, adjacent to the M5 Junction 3. The company has agreed to take a 3,660 sq ft ground floor suite on a ten-year lease at an annual rent of £17.50 per sq ft. The offices are within Sir Stanley Clarke House, the headquarters of St Modwen Properties PLC.
